Patio Design & Installation in Rugby
Patio installers covering Rugby and the villages around it — full dig-out, proper sub-base, fixed written price.
We already fit kitchens and bathrooms across Rugby, and the same team builds patios, paths, steps and sleeper walls here too.
Rugby sits on Lias clay, the same ground the town's cement works was built on. Clay moves with the seasons and drains slowly, so we set falls and drainage out before anything is laid and never bed slabs on spots of mortar.
What the job includes
- Excavated to depth with a proper sub-base
- Every slab fully bedded and primed
- Falls and drainage set out before we start
- Block or paving edging and steps
- Site left clean, spoil taken away
How we build a patio in Rugby
Most patios that fail, fail from underneath. Slabs dotted onto five blobs of mortar leave hollows that fill with water, and the first hard winter lifts them. So the part of the job you never see is where most of our time goes.
We dig out to depth and take the spoil away, then lay and compact a proper sub-base. Falls are set out before a single slab goes down, so rainwater runs away from the house and into a drain or a border instead of sitting where your table goes.
Every slab is laid on a full mortar bed with the back primed first. Porcelain in particular won't bond to mortar without that primer — skip it and the slabs sound hollow within a year. Joints are finished with a brushed-in jointing compound, edges are held with block or paving edging, and the site is left clean.
Porcelain, sandstone or slate?
Porcelain is what most people choose now. It's non-porous, so it doesn't soak up stains or turn green the way natural stone can, it never needs sealing, and the colour you pick is the colour you get across the whole patio. It's also the least forgiving to lay, which is why the build-up underneath matters so much.
Indian sandstone has natural variation from slab to slab and suits older houses and cottage gardens well. It's porous, so it benefits from sealing and an occasional clean to keep it looking fresh.
Slate gives a darker, sharper look and works well against light render or brick. At the site visit we'll talk through which suits your house, how you use the garden and how much upkeep you want.

Patios & Gardens in Rugby: common questions
- How long does a new patio take in Rugby?
- Most patios take between one and three weeks, depending on the size, the levels and the weather. As a real example, a split-level job in Leamington Spa — old patio and steps dug out, 15 metres of porcelain laid, 28 sleepers built into the beds and new steps up to the lawn — took twelve days start to finish, waste cleared.
- How much does a new patio cost?
- It depends on the area, the material, how much has to be dug out, access to the garden and whether the levels need retaining walls or steps. We don't guess over the phone: we come out, measure up and give you a fixed price in writing, free of charge. Nothing outside that price gets done without you agreeing it first.
- Do I need planning permission for a patio?
- Usually not — a patio in a back garden is normally permitted development in England. The exceptions are listed buildings, some conservation areas, jobs that involve significant terracing or embanking, and front gardens where more than five square metres of non-permeable paving would drain to the road. If any of those might apply we'll flag it at the site visit, and your local council's planning team can confirm.
- Can a patio be laid in autumn or winter?
- Yes. We lay patios all year round. The only things that stop work are frost and heavy rain, because mortar shouldn't be laid or left to cure in freezing conditions. Having it laid over the colder months means it's ready for the first warm weekend.
- Do you take the old patio and the waste away?
- Yes. Breaking out the old surface, digging out to depth and removing all spoil and waste is part of the job and part of the written price. The site is left clean when we finish.
- Is the work guaranteed?
- Every job carries our full 2-year parts and labour guarantee, and we hold full public liability insurance. Property Perfection has been trading since August 2000, so the guarantee is from a firm that will still be here to honour it.
- Can you do the rest of the garden at the same time?
- Yes, and it usually makes sense to do it together. We build oak sleeper retaining walls and raised beds, steps and paths, turf and artificial lawns, drainage, and outdoor lighting and power — with the cables run in before the paving goes down rather than clipped on afterwards.
