Terms & Conditions
The terms we work to, written in plain English rather than small print. If anything here isn't clear, ring us and ask.
Last updated 31 August 2026
These terms cover the work we do for you and sit alongside your written quote. They're here so both of us know where we stand before a tool comes out of the van — especially on price, on anything that turns up once the job has started, and on what happens if something isn't right.
01Who we are
Property Perfection is a building and home-improvement business based in Leamington Spa, Warwickshire, carrying out kitchen and bathroom installation, patios and landscaping, verandas and general building work across Warwickshire.
You can find us at Fell Grove, Leamington Spa, Warwickshire, CV32 7UR.
Where VAT applies to your job it is shown separately on your quote and on your invoice.
You can reach us on 07864 197257, by email at enquiries@propertyperfectionbuildingservices.com, or by post at the address above. Our hours are Mon–Fri 9am–5pm, Sat 9am–2pm.
02About these terms
These terms apply to every job we quote for and carry out for a customer, unless we've agreed something different with you in writing. Please read them alongside your quote — together they make up the contract between us.
A contract comes into existence when you accept our written quotation, in writing, by email, by text or WhatsApp, or by asking us to book the work in. At that point these terms apply.
Nothing in these terms takes away or limits your legal rights as a consumer. If any part of them turns out to conflict with those rights, your rights win and the rest of these terms carry on applying.
We may update these terms from time to time. The version that applies to your job is the one published on the date your quote was accepted.
03Quotes and prices
Site visits and quotations are free and carry no obligation. We come out, measure up, talk through the options and then put a price in writing.
Every quote is itemised and sets out the scope of the work — what's included, what materials are allowed for, and anything we've specifically excluded. Please read the scope carefully, because it's what the price is based on.
Unless the quote says otherwise, it is open for acceptance for 30 days from the date we send it. After that we may need to requote, mainly because material prices move.
Our quoted price is a fixed price for the work described in the quote. It is not a day rate or an estimate that grows as the job goes on. Subject to the section below on additional work, the figure you accept at the start is the figure you pay at the end.
Anything not written into the quote isn't included in the price. If you're unsure whether something is covered, ask us before you accept — we'd far rather answer the question up front.
04Extra work, changes and unforeseen problems
This is the part people most want to be clear about, so we've set it out in full.
The quoted price covers the quoted work. Two things can sit outside it: something we find once work is under way that could not reasonably have been seen at the time of the survey, and something you decide you'd like doing that wasn't in the original scope.
Things we couldn't have seen beforehand do occasionally turn up in older properties — rot under a floor, perished or leaking pipework, unsafe or undersized wiring, failed damp proofing, poor foundations under a wall, or ground conditions that only appear once the surface is off. Where that happens:
- we stop that part of the work and tell you as soon as we reasonably can;
- we show you what we've found and explain the options, including doing nothing where that's a genuine option;
- we give you a written price for putting it right, along with any effect on the timescale;
- we carry on only once you've agreed to that price.
The same applies to anything you ask us to add while we're on site — an extra socket, a different tile, a bit of decorating, another job in a different room. Tell us what you're after and we'll price it before we start it, so you can decide whether it's worth doing.
In both cases the agreed extra is confirmed in writing, is invoiced as its own line rather than being absorbed into the original figure, and only goes ahead once you've said yes. No additional work is ever carried out, and no additional charge is ever made, without your agreement first.
The one exception is genuinely urgent work needed to make the property, our team or the public safe — an active leak, a live exposed cable, an unstable structure. We may make that safe immediately without waiting for approval, but we will tell you straight away, and we'll only charge the reasonable cost of the making-safe work itself.
If you'd rather not go ahead with a necessary extra, you're entitled to say no. Where that means we can't complete the job to a standard we're prepared to guarantee, we'll tell you honestly and we'll agree with you how to leave things — you pay for the work properly completed to that point and nothing more.
05Materials and goods
We fit kitchens, bathrooms and other goods from any supplier, and we're happy to supply everything ourselves if you'd rather not shop around. Your quote will make clear which of us is supplying what.
Where you supply the goods, please have them on site and complete before the agreed start date. We'll check what's arrived for obvious damage or shortages when we start, but we can't be responsible for goods you've supplied being faulty, wrongly specified, short-delivered, discontinued or not fit for the space. Any claim about them is between you and your supplier.
If a job is delayed or has to be revisited because customer-supplied goods are missing, late, damaged or wrong, we may charge the reasonable additional cost of the delay or return visit — priced and agreed with you first, as above.
Where we supply the goods, they come with the manufacturer's own warranty, which we'll pass on to you. Colours, grains and shades of natural materials such as stone, slate, timber and porcelain vary between batches, and samples and photographs are a guide rather than an exact match.
Goods we've supplied remain our property until they've been paid for in full. Risk in them passes to you once they're delivered to your property.
06Deposits and payment
On most jobs we ask for a deposit of 25% of the quoted price to order materials and hold your start date. The deposit is set against the final invoice.
Jobs expected to run for 2 weeks or more are invoiced in stages, with the stages set out in your quote. Each stage covers work already completed.
The final balance is due within 7 days of the work being completed and signed off.
We accept bank transfer and cash. Our bank details appear on the invoice — and we will never email you to say our account details have changed. If you get a message like that, ring us on the number on this website before you send anything.
If an invoice goes unpaid past its due date, we may charge interest at 4% a year above the Bank of England base rate on the overdue amount, running from the date we tell you in writing that the payment is late.
If you think an invoice is wrong, tell us within a reasonable period and we'll look into it. Please pay any part of it that isn't in dispute in the meantime.
07Getting your property ready
So we can get on with the job, we'll need you to:
- give us access to the property during agreed working hours;
- clear the room or area of furniture, belongings, ornaments and anything fragile or valuable before we start;
- let us use your water and electricity supply for the work (we don't charge you for our own tools' consumption);
- arrange somewhere sensible to park close by, and tell us about any permit or restriction — permit costs and parking charges are yours unless the quote says otherwise;
- keep pets and children away from the working area, tools and materials;
- tell us about anything we ought to know — asbestos, structural issues, previous damp or leaks, buried services in walls, floors or the garden, a covenant or lease condition, or a neighbour dispute over a boundary.
If asbestos is found or suspected, we'll stop work in that area immediately. Removal must be handled by a licensed contractor, and that sits outside our quote.
We take reasonable care of your property. We use dust sheets, sweep up daily and take our waste with us, but building work is disruptive and some mess and dust is unavoidable however careful we are.
08Timescales and access
The timescales in our quotes and on this website are honest estimates based on similar jobs, not guarantees. We agree a start date and a schedule with you before we begin and we work hard to keep to both.
Occasionally things move for reasons outside our control — bad weather on outside work, a supplier letting us down, a delivery arriving late, illness, or work that has to wait on a third party such as a utility company or a building control visit. Where that happens we'll tell you as soon as we know and agree a revised date with you.
If your property isn't ready on the agreed start date, or we can't get access, we may have to rebook you into the next available slot and charge the reasonable cost of the wasted visit.
09Your right to cancel
Because we normally agree jobs at your home or at a distance — over the phone, by email or by WhatsApp — you have a legal right to cancel within 14 days of the contract being made, without giving a reason. This comes from the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
To cancel, just tell us in writing before the 14 days are up. An email to enquiries@propertyperfectionbuildingservices.com, a letter to the address above, or a message on the number we've been dealing with you on is all it takes. We'll refund anything you've paid within 14 days of you telling us.
If you'd like us to start work inside that 14-day window, we'll ask you to confirm that request in writing. You keep the right to cancel, but if you then do cancel you'll need to pay for the work carried out and the materials ordered up to that point. If the work is finished within the 14 days at your request, the right to cancel ends.
Bespoke and made-to-measure items — worktops cut to template, made-to-order units, custom glass and similar — can't be cancelled once they've been put into production, because they can't be resold.
After the 14 days, you can still cancel or postpone. We won't charge for a postponement given reasonable notice. Where we've already ordered materials, taken on labour or turned other work away, we may charge the reasonable costs we can't recover, and we'll always show you what those costs are.
We may cancel if we can't safely or properly do the work — for example if the property turns out to need work outside what we're qualified for, or if something we've found makes the job unviable. If that happens we'll refund everything you've paid apart from work already properly completed.
10Completion and snagging
When the work is finished we walk the job with you. Anything that isn't right goes on a snag list and we put it straight — usually there and then, and otherwise at a date we agree with you.
Please raise any snags at that walk-round or as soon as you notice them. Signing off the work doesn't affect your legal rights or the guarantee below.
We remove all waste generated by our work from your property.
11Our guarantee
Every job comes with a full 2-year guarantee on our parts and labour from the date the work is completed. If something we installed fails because of our workmanship, we come back and put it right at no cost to you.
To make a claim, ring or email us with a description and a photo if you can, and we'll arrange to come and look at it.
The guarantee doesn't cover:
- fair wear and tear, accidental damage, misuse or lack of ordinary maintenance;
- goods you supplied yourself, which are covered by your supplier's warranty;
- faults in manufactured goods we supplied, which are covered by the manufacturer's warranty — we'll help you claim under it;
- work altered, repaired or interfered with by someone else after we finished;
- movement, settlement or damage caused by the building itself, by subsidence, flooding, storm or frost damage, or by a fault elsewhere in the property;
- natural variation, weathering or fading in stone, timber, render and other outdoor materials;
- problems caused by you not following the care or maintenance advice we've given you.
The guarantee is in addition to your rights under the Consumer Rights Act 2015, which say that our work must be carried out with reasonable care and skill and that any goods we supply must be as described and of satisfactory quality. Nothing here replaces those rights.
12Building regulations and permissions
Where a job needs building regulations approval, planning permission, listed building consent, a party wall agreement or your landlord's or freeholder's consent, we'll tell you at quote stage as far as we're able to.
Unless we've agreed in writing to handle it, obtaining permissions and consents is your responsibility, and so are the fees. We'll give you what you need to make the application.
Where work we carry out is notifiable, it will be notified and certified by a suitably qualified and registered person, and you'll be given the certificate.
We don't carry out gas work. Where a job needs a gas appliance disconnecting or reconnecting, that must be done by a Gas Safe registered engineer, which we can arrange for you as a separately priced item.
13Insurance and liability
We carry public liability insurance with cover of £2 million. A copy of the certificate is available on request.
We're responsible for loss or damage we cause to your property through our own negligence, and we'll put it right or meet the cost of doing so.
We're not responsible for loss or damage that wasn't caused by us, for pre-existing defects in the property that our work simply brings to light, or for items left in the working area that you were asked to move.
We don't limit our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law doesn't allow us to limit. Beyond that, our liability for any one job is limited to the price of that job, and we aren't liable for indirect losses such as lost income or the cost of alternative accommodation unless we've agreed otherwise in writing.
Neither of us is liable for failing to perform where the cause is genuinely outside our control.
14Photographs of your job
We photograph our completed work and use those photographs on this website, in quotes and on social media. Every job picture on this site is our own work rather than stock imagery, which is exactly why we do it.
The photographs show the work, not your household — we don't include your name, your address or anything that identifies where you live, and we don't photograph the inside of rooms we haven't worked on.
If you'd rather we didn't photograph your job, just say so at any point, before or after. It makes no difference to the price, and we'll remove anything already published if you ask.
15If something goes wrong
If you're unhappy with anything, tell us first and give us the chance to sort it. Ring 07864 197257 or email enquiries@propertyperfectionbuildingservices.com and it'll come straight to Lee, not to a call centre.
We'll acknowledge a complaint within 5 working days and set out how we intend to put it right. Most things get resolved with a phone call and a return visit.
If we can't resolve it between us, you're free to take the matter to an alternative dispute resolution scheme or to the courts. Nothing here stops you doing either.
16Your information
We only collect what we need to quote for your job and carry it out — your name, contact details, address and what you've told us about the work. We don't sell it and we don't pass it to anyone else for marketing.
Full details of what we hold, why, and how long we keep it are in our Privacy Policy, which is linked at the bottom of every page on this site.
17This website
The content, photographs and design of this website belong to us or are licensed to us, and are protected by intellectual property laws. Please don't copy or reuse them without asking.
We keep the information here as accurate as we can, but timescales, the areas we cover and the services we offer can change. Nothing on this website is a quotation — only a written quote from us is.
Please use this site lawfully and don't knowingly introduce anything malicious, such as viruses or other harmful material.

18Changes to these terms
We may update these terms from time to time, and any changes take effect from the date they're published on this page. For work already quoted or booked, the terms you agreed at the time continue to apply.
19Governing law
These terms are governed by the law of England and Wales, and any dispute can be dealt with by the courts of England and Wales.
If any part of these terms turns out to be unenforceable, the rest of them carry on applying.
